CONDOMINIUMS AND CONDOMINIUM LIFE. More facts.

THIS BLOG IS FOR YOU ALL. IT MAY BE ABOUT YOU IF YOU OWN,DWELL IN( OWN, RENT, CO HABITATS, ETC) IN A CONDOMINIUM AND OR KNOW SOME ONE THAT DOES. Maybe you are or know some one that is thinking of doing the preceding. THIS BLOG IS FOR YOU!

IF ANY ONE READING THIS BLOG HAS AN IDEA OF HOW WE CAN MAKE THESE PLACES SAFER AND BETTER, DEAL WITH VICIOUS ANIMALS AND THEIR CARELESS VICIOUS OWNERS,S.O.S SAVE OUR CONDOS, RAISE MONEY IN NEW CREATIVE OUT OF THE BOX WAYS, FOR PROJECTS WITH OUT BANK RUPTING OWNERS OR FORCING MORE OWNERS OUT OF THEIR UNITS, PLEASE EXPOSE IT!  





As I have stated before in my previous blogs( Please see my blog labels for other blogs on condominiums, I-E  CONDOMINIUMS AND CONDAMNMINIUMS!!) condominiums and apartment buildings have many similarities , however they are very different from each other.I find it ironic and a little humerus when many people try to compare a  CONDOMINIUM DEVELOPMENT TO AN APARTMENT BUILDING OR A SINGLE FAMILY HOME.


For example. Property taxes on a condominium unit can range from ( WITH OUT ANY PROPERTY TAX EXEMPTIONS, I-E  HOME OWNERS, SENIOR CITIZEN, SENIOR FREEZE, DISABLED AND OR VETERANS EXEMPTIONS, ETC)) TWO THOUSAND DOLLARS TO NEAR TEN GRAND! It could be more or less depending on , THE NEIGHBORHOOD( THE GOLD COAST OR A FAR WESTERN , SOUTHERN SUBURB, ETC) LOCATION, LOCATION, LOCATION AS THE REAL ESTATE GUYS AND DOLLS SAY IS VERY TRUE  in regards to property and costs and fees, etc.The square footage of the condominium  UNIT matters also.700 OR 5OOO square feet MEANS A LOT WHEN IT COMES TO TAXES( PROPERTY TAXES) assessments ( the monthly fees we  CONDOMINIUM OWNERS PAY) special assessments( FEES FOR SPECIAL PROJECTS APPROVED BY OWNERS AND THE ASSOCIATION. THE ASSOCIATION IS ALSO KNOW AS  THE CONDO BOARD ).  THE SIZE OF THE BUILDING , THE AMENITIES( OR NOT , FEW, ETC) Also matter.SAME REGARDING THE COMMON AREAS ( INSIDE AND OUT SIDE) OF THE BUILDING.




THE CONDITION OF THE COMPLEX( AS THEY USED TO BE CALLED MORE YEARS AGO) EVEN AREA YOU CAN NOT SEE, ELECTRICAL, ROOF, PLUMBING, FOUNDATION, WALL INSULATION, ETC MATTER MORE THAN MANY PEOPLE REALIZE). Never just look at THE BEAUTIFUL CARPET, FLOORING, FURNITURE( FURNITURE THAT MAY BE HIDING HOLES IN FLOORS, WALLS, ETC, BURNN MARKS AND THAT ARE NOT POSSIBLY INCLUDED IN THE SALE),ETC  HAVE AN INSPECTION DONE BY A QUALIFIED COMPANY! GO WITH THE INSPECTOR WHEN HE OR SHE DOES THE UNIT AND BUILDING INSPECTION I SUGGEST( MY SELF AND LATE GREAT RELATIVE WISH WE WOULD HAVE).



Checking with local building departments, police, etc I feel is a good idea. Know what has and has not been happening in a building where you want to buy or rent a unit( THOSE THINKING OF LIVING WITH A GUY OR DOLL FRIEND , I AM AN OLD SCHOOL BROTHER, NOT INTO LIVING TOGETHER MYSELF ALSO AGAINST MY BELIEFS AS A BELIEVER IN GOD, CHRIST, THE HOLY SPIRIT AND THE BIBLE, BUT FOR THOSE THAT SHACK UP CHECK THE PLACE AND PERSON, LOL OUT WELL FIRST I SUGGEST). 


I FEEL ANOTHER IMPORTANT BIT OF INFORMATION OR TWO YOU NEED MY READERS IS.WHEN A UNIT OWNER OR OWNERS CAN AND OR DO NOT PAY THEIR ASSESSMENTS WE THE PAYING OWNERS ARE JOINTLY EXPECTED TO PAY THE DELINQUENT OWNERS SHARE. WE CAN BE LEGALLY MADE TO DO SO !  IN A VERY NASTY WAY I MAY ADD!I HAVE HEARD OF MORE ASSOCIATIONS OBTAINING LOANS. THIS IS JUST ANOTHER FEE, MORE CASH OUT OF AN OWNERS POCKET IN THESE HARD ( WORLD WIDE! ( TIMES SO JUST BE AWARE OF ALL THIS. THIS IS JUST ANOTHER REASON ALTERNATIVE, CREATIVE, MORAL, LEGAL ( THINKING OUT SIDE THE BOX ) WAYS OF RAISING MONEY FOR CONDO BUILDINGS I FEEL MUST BE FOUND, NOW!!

SOME THINGS I HAVE SEEN SOME POSITIVE CREATIVE ASSOCIATIONS/ MANAGEMENT , AND RESIDENTS( ALL WORKING TOGETHER NOT AGAINST EACH OTHER AS ALL TOO SAD AND TOO OFTEN I FEEL THE PREVIOUSLY MENTIONED CAN AND DO.) DO TO RAISE MONEY FOR TH3 BUILDING( INSTALL VENDING MACHINES IN VARIOUS AREAS OF THE COMMON AREAS OF THE BUILDINGS, PAY PHONES ( CELL PHONES MAKE THAT UNREALISTIC NOW0 CLOSED CIRCUIT TV;S THAT SHOW ADDS AND THE ASSOCIATION GETS REVENUE FOR THE BUILDING FOR THOSE ADDS BEING SHOWN ON SUCH DEVICES ALONG WITH SOME ELECTRONIC, SIGNS, ETC! ADDS ON THE ROOF , COMMON AREAS , AND OR EXTERIOR OF  CONDOMINIUM BUILDINGS, IF S STADIUMS, CABS, ETC DO IT  HEY CONDOS I IMAGINE ARE GETTING INTO THIS CREATIVE SOURCE OF REVENUE. JUST SOME EXAMPLES OF CREATIVE FINANCING AND WAYS TO RAISE FUNDS FOR CONDO BUILDINGS AND PROJECTS. GOT ANY IDEAS? EXPOSE THEM, NOW!!
 



THE BUILDING AND UNIT YOU CHOOSE YOU MAY HAVE TO LIVE THERE A LONG TIME BEFORE YOU CAN SELL, MOVE OUT OR RENT OUT YOUR UNIT!MORE RENTING IN BUILDING I FEEL WILL CONTINUE TO INCREASE,


FINALLY, RESPECT YOUR FELLOW NEIGHBORS.THE SAME FOR BOARD MEMBERS AND MEMBERS OF THE MANAGEMENT TEAM OF YOUR BUILDING AND ALL THOSE THAT WORK IN YOUR BUILDING( I-E CLEANING CREW, EXTERMINATOR, MAINTENANCE MAN OR WOMAN , ETC) Important.  NEVER TAKE ANY ABUSE, INTIMIDATION,SEDUCTION, SEXUALITY USED, OCCULT, THREATS, ETC, HARASSMENT OR DISRESPECT FROM ANY OF THE PREVIOUSLY MENTIONED WITHER.



I FEEL MANY OF THE PEOPLE FROM BOARD MEMBERS TO MANY MANAGEMENT TEAM MEMBERS, WORKERS IN A BUILDING, ETC NEED SENSITIVITY TRAINING, TALK TO CLERGY, ETC. HOW MAY TODAY, COMMUNICATE( OR NOT  THE SILENT TREATMENT, IGNORE OWNERS, NOT SPEAKING, HIDING, ETC0 IS SO UNPROFESSIONAL AND WRONG I FEEL! It needs to be exposed more and dealt with. STOPPED!I feel and see personally( TOO MANY CONDOMINIUM COMPLEXES IN A STATE OF FLUX, DISTANCING, SATANIC, LIKE LIVING IN THE MOVIE GIRL INT ERUPTED OR THE MOVIE EYES WIDE SHUT, HOUSING PROJECT LIKE, OR ANIMAL, WHORE HOUSE LIKE!( NEVER BEEN TO A WHORE HOUSE, NEVER WILL, HEARD ABOUT THEM THOUGH , OK?)
